Terms & Conditions

Abbey Rectory is owned & operated by Ruth Charman & Gary Charman of Abbey Rectory.

Please ensure you read the terms and conditions below as they form a contract between us and are binding at the date you reserve a room and pay a deposit.

Accommodation means the room(s) shown in the confirmation letter.
Agreement means the agreement between us and the Visitor.
Visitor is the person in whose name the booking agreement has been made.
Weekends require a two nights stay. A weekend includes a Saturday night.

  1. Arrivals & Departures

    Check-in time is 3:00pm but we will endeavour to prepare your accommodation earlier if requested or hold luggage by pre-arrangement. Check-out: weekdays is by 10.30am. Saturday/Sunday 11:00am. Failure to vacate by this time may result in further charges except where late departure has been pre arranged - subject to availability.
  2. Prices & Payment

    Room rates shown on our website are per room, per night & include VAT, but are subject to change. Booking must be guaranteed by credit or debit card. A non-returnable deposit equivalent to the first night’s room cost where multiple rooms are booked a non-returnable deposit will be taken for each room.

  3. Cancellation Policy

    Cancellation of your booking must be made in writing. If cancellations are made within 72 hours before the arrival date, and we are unable to let the room the full cost of the booking will be charged (100%). At the time of booking we take a deposit equal to your firsts nights stay, this deposit is non-refundable. We therefore recommend travel or other appropriate cancellation insurance.

    If we are forced to cancel your booking for reasons outside our control we will endeavour to offer you alternative comparable accommodation at no extra cost to you. Should we not be able to provide suitable alternative accommodation, we will reimburse any sums already paid by you. We will be under no further obligation or liability for any losses or expense arising from the cancellation. There are no further circumstances for which we will be liable for a refund.
  4. Cancellation by us

    We reserve the right to terminate the agreement without notice where any member of your party through unacceptable behaviour or as a result of actions which are likely to endanger or offend others, cause damage to the property, its furniture or contents or should you create a disturbance to any adjoining rooms or neighbours. In such circumstances any outstanding account must be settled, no refunds will be made.
  5. Babies & Children

    We are sorry but we cannot accommodate Babies or Children.
  6. Parking

    Vehicles can be parked on the premises However it is entirely at the owners own risk. Abbey Rectory Does not accept any liability whatsoever for any damage sustained by guests whilst parked or manoeuvring on the premises.
  7. Damage

    Guests are welcome to consume wine in the bedrooms but in the event of spoilage to furnishings and bedding will be liable to either professional cleaning costs or cost of replacement if the former is unsuccessful or inappropriate. In the event of any breakages, damage or exceptional cleaning required after the room is vacated, we will notify the Visitor within 48 hours of any costs incurred and will charge this payment to your credit card.
  8. Number of Occupants

    The number of people staying must not exceed the maximum number agreed at the time of booking for each room. If we become aware that the number of people staying exceeds the maximum number, we reserve the right to ask the entire party to vacate the premises. In these circumstances, there will be no refund for unused days.
  9. Lost Keys

    A charge of £20 will be made for each set of lost keys.
  10. Cleaning

    The rooms are serviced daily unless you otherwise request.
  11. Linen

    Linen and towels are changed with each new letting. And on the third day of any visit.
  12. Candles and Fireworks

    The use of candles and fireworks by the Visitor or guests is not permitted.
  13. Right of Entry

    The owners, employees and agents of Abbey rectory shall be allowed access to rooms at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.
  14. Complaints

    If you have any complaint, please notify us immediately. Complaints are much more easily resolved during your stay. If we receive any complaints of noise or disrespect and damage to the property, we reserve the right to require visitors to vacate the premises with immediate effect and with no compensation.

    Faults

    Any faults or complaints must be reported to the management at the time of the occurrence. Any complaints received after the event will not be accepted. In the event of any major failure of any equipment, property or utilities, this will be dealt with as speedily as possible. The management cannot be held responsible for any inconvenience caused. All equipment and property is maintained on a regular basis.
  15. Liability and Insurance

    Abbey Rectory, its employees and agents do not accept third party liability in respect of breach of contract, negligence, misrepresentation or otherwise. We cannot in any circumstances accept liability for any personal injury, loss of life, damage, loss or accident to personal property. Visitors are advised to have adequate insurance to cover these events and for loss or damage to personal property during their stay.
  16. Pets

    Pets are not allowed.
  17. Disabled Access

    All rooms are located at first floor level, accessed by stairs or steps only. We regretfully advise that there is no wheelchair access to the rooms and cannot provide assistance to lift guests.
  18. Smoking

    There is a no smoking policy in all our rooms.
